Securing a villa in Bali should be clear, practical and well documented. That is why we work with a structured process: from reviewing available properties and discussing conditions to notarial signing, construction, handover and long-term use.
International clients are often not permanently in Bali. Clear documentation, realistic planning and transparent communication are essential — from first contact through to long after handover.
Santai Homes Bali presents properties as concrete offerings: plot, villa, lease term, price and key inclusions. The goal is less uncertainty and no vague bespoke trajectory, but clear steps you can follow at your own pace.
Many clients are not looking for a complex ownership structure or fully bespoke development process. They want a transparent leasehold structure and a process that is easy to understand before committing.

When you wish to proceed, we document the chosen property and commercial terms in a preliminary agreement: price, inclusions, deposit, payment structure and next steps towards the notary.
Typically 10% is paid on signing the preliminary agreement. The balance follows on signing the leasehold deed, optionally via escrow at construction milestones.
Leasehold documentation is prepared through an Indonesian notary. Once all parties agree, the deed is signed and the payment structure is executed.
Depending on construction stage, building or direct handover follows. After handover you use the property according to the lease agreement. Where relevant we coordinate infrastructure or service partner arrangements.

Santai Homes Bali does not carry out maintenance itself, but can coordinate with service partners where relevant. Questions after handover can always be raised with us.
